About our Mortgage Services

Please read this document carefully as it contains important information about our mortgage services.

  1. Are there any limitations in the range of products that we will offer you?
    We only offer mortgages from Loughborough Building Society.
  2. How is the Society remunerated?
    We do not charge a fee for this service. However, you will receive an illustration when considering a particular mortgage which will tell you about any fees relating to it.
  3. Which service will we provide you with?
    We will advise and make a recommendation for you after we have assessed your needs and circumstances.
    You will not receive advice or a recommendation from us. We will give you information about our mortgage products. You will then make your own choice about how to proceed. You will not benefit from the protection of the rules on assessing suitability and in particular the right to complain to The Loughborough about the mortgage product you have chosen. This is called Execution only.
  4. Who regulates us?
    Loughborough Building Society, 6 High Street, Loughborough, Leicestershire, LE11 2QB is authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority. Our Financial Services Register number is 157258.
    Our permitted business is advising, arranging, administering and lending on first charge legal mortgages.

  5. When can I have an illustration, referred to as a European Standardised Information Sheet (ESIS)?
    The Society will provide you with an illustration before you submit a mortgage application or at the point the advice is given, unless the advice is given by telephone, in which case we will provide the illustration within 5 business days. You may request an illustration for any mortgage product for which you are eligible.
  6. What to do if you have a complaint
    The Loughborough Building Society has a complaints procedure in place. We’ll deal with any complaints, whether made verbally, in writing or by email, in the same way.

    If we can’t resolve your complaint you may be entitled to refer it to the Financial Ombudsman Service.
  7. Are we covered by the Financial Services Compensation Scheme (FSCS)?
    We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
